Valuing a house?
The estimate above is for apartments. For houses Luxembourg publishes only asking prices, so we show a guide range instead.

Fifty years of home prices in Luxembourg
A home bought for €100,000 in 1975 would be worth about €2,870,000 in 2025 if it had moved with the market: 28.7 times as much. Prices doubled in four periods: 1975–1980, 1985–1991, 2000–2007 and 2013–2022, peaking in 2022. After inflation, they rose about 4.7% a year from 1975 to 2022, according to the Observatoire de l’Habitat.
Log scale: each step up is a doubling. Shaded: the four periods when prices doubled. Not adjusted for inflation. 2024–2025 extended with STATEC’s quarterly index.

How the estimate works
- 1
Start from official data
STATEC publishes the prices paid for apartments in every commune, from notarial deeds. That is our starting point, and we check for new figures every week.
- 2
Adjust for the property
We correct for size, floor, condition, energy class, view, outdoor space and parking, and for new builds, with the same model as the valuation tools on solumre.com.
- 3
Show a range, not a promise
You get a value range and the assumptions behind it. It is an indicative estimate: no visit, no inspection, not a formal valuation.

Need a valuation you can rely on?
For a sale, a mortgage, an inheritance or a divorce, Solum Real Estate’s MRICS-qualified surveyors visit the property and sign a written valuation report.
Request a formal valuationQuestions and answers
How accurate is the estimate?
It is an indicative range around the average price actually paid for flats in the commune, adjusted for the details you enter. The range is narrower where many sales were recorded (±7% with 30 or more sales, ±10% with 10 to 29, ±13% below that). It cannot see the exact state, view or layout of your home, so for a decision ask for a formal valuation.
Where do the figures come from?
Sale prices come from STATEC, which records the prices in notarial deeds for every commune. Asking rents come from the Observatoire de l’Habitat, and mortgage rates from Luxembourg lenders and the Banque centrale du Luxembourg. We check all sources every week.
Why is there no price for my commune?
STATEC only publishes an average price where at least five flats were sold in the period. For smaller communes the estimate uses the canton instead, or you can request a formal valuation.
Can I value a house?
Yes, with the house guide. Luxembourg publishes recorded sale prices only for flats, so for houses the guide starts from asking prices in your commune, less the usual gap to selling prices, and adjusts for size, plot and condition. It is a guide, not an estimate from prices paid; for a figure you can rely on, Solum’s surveyors can value the house.
Is it free, and what happens to my data?
The estimate is free and needs no sign-up: it is calculated in your browser. We only receive your details if you ask for the PDF report, monthly tracking or a formal valuation.
How is a formal valuation different?
A qualified surveyor visits the property and signs a written report that a bank, notary or court can rely on. The fee is agreed with you before any work starts.
Who runs residential.lu?
Thymes S.à r.l., a Luxembourg company founded in 2007 and an affiliate of Solum Real Estate, the developer whose MRICS-qualified surveyors carry out the formal valuations.
