How we work it out

  • Flats: the same model as our estimate, from recorded sale prices in the commune, with energy-class adjustments set by Solum’s MRICS-qualified surveyors (class B as the reference; F is 20% below it). They are still being checked against sales.
  • Houses: our house guide, from asking prices less 9%, with condition and energy class as one choice (to renovate −20%, dated −10%, good 0, new or fully renovated +10%).
  • Costs: we do not publish typical works costs. Use your own quote.
  • Grants: Klimabonus Wunnen 2026–2030. Heat pump amounts are fixed by the scheme; insulation, windows and ventilation depend on the element, the standard reached and the material, so use the official simulator. Klima-Agence also gives free advice: 8002 11 90.
