Privacy Policy

1. Who we are

residential.lu (the "Site") is run by Thymes S.à r.l. ("we", "us"), the data controller for personal data processed through the Site under the EU General Data Protection Regulation (GDPR) and the Luxembourg law of 1 August 2018.

We are an affiliate of Solum Real Estate S.à r.l. (RCS Luxembourg B130504), a property developer whose MRICS-qualified surveyors carry out the formal valuations offered on the Site.

2. What we collect, and when

Estimates. The instant estimate and the calculators run in your browser. The property details you enter are not sent to us unless you use one of the forms below.

PDF report. Your name, e-mail address, phone number if you give one, the property details of the estimate and the boxes you tick (a formal valuation, market updates).

Monthly home tracking. Your e-mail address and the details of the home you track (commune, size, condition and the estimate), so we can send you an updated estimate each month.

Formal valuation request. Your name, e-mail, phone if given, the property and the purpose of the valuation.

Enquiry about a listing. Your name, e-mail, phone if given and your message, for the agency that published the listing.

Agency registration. The agency's name and the contact person's name, e-mail, phone if given and the details entered in the form.

Automatically. Technical data needed to serve and protect the Site (IP address, browser, pages requested) anonymous visit and action counts that set no cookie, and, only if you accept analytics cookies, the pages you visit (see section 7).

3. Why we use it, and on what legal basis

  • To send you what you asked for (the report, monthly estimates, an answer to your enquiry) and to pass your request to the right party: your consent and steps you asked us to take (Art. 6(1)(a) and (b) GDPR). You can withdraw consent at any time; every e-mail has an unsubscribe link.
  • To run and secure the Site, prevent abuse and count enquiries for the agencies we work with: our legitimate interest (Art. 6(1)(f)).
  • To keep records the law requires: legal obligation (Art. 6(1)(c)).

We do not send marketing e-mails unless you ticked a box asking for them, and we do not sell personal data.

4. Who receives it

  • The agency behind a listing receives your enquiry about that listing. From then on it handles your data under its own privacy policy. We keep a copy only to count enquiries and filter spam.
  • Solum Real Estate S.à r.l. receives your formal valuation request, and your details if you ticked the box for a formal valuation or for Solum's market updates. For those requests Solum is a separate controller, under the solumre.com privacy policy. Solum never receives or uses enquiries about agencies' listings to promote its own developments.
  • Solum Real Estate S.à r.l. as our service provider. Solum provides us with IT and administrative support, including the CRM and e-mail accounts below, and acts only on our instructions for that work.
  • HubSpot, Inc. (CRM and form processing, EU data centre), Resend, Inc. (sending e-mails, EU region) and Cloudflare, Inc. (hosting and security). Transfers outside the EU are covered by the EU Standard Contractual Clauses and, where applicable, the EU–US Data Privacy Framework.
  • Advisers and authorities where the law requires it or to defend our rights.

5. How long we keep it

  • Monthly home tracking: until you unsubscribe.
  • Our copy of enquiries sent to an agency: 12 months.
  • Other requests: up to 24 months after the last contact, then deleted or anonymised.
  • Records the law requires us to keep (for example accounting): for the legal period, up to 10 years.

6. Your rights

You can ask for access to your data, its correction or erasure, restriction of or objection to its processing, and a copy in a portable format, and you can withdraw consent at any time. Write to [email protected]; we answer within one month. You can also complain to the Commission nationale pour la protection des données (CNPD).

7. Cookies

The Site uses cookies that are needed for it to work (for example your language and your cookie choice). HubSpot analytics cookies are loaded only if you accept them in the cookie banner; you can change your choice at any time with "Cookie settings" in the footer.

Cookieless statistics. To know how the Site is used, we count visits with Cloudflare Web Analytics and count a few actions (for example an estimate changed, a report downloaded or a home-value alert requested). Neither sets a cookie or other identifier on your device, builds a profile or follows you across sites; the action counts are daily totals with nothing about you attached. Our legitimate interest is improving the Site.
