What is the most I can legally charge?

In Luxembourg the yearly rent may not exceed 5% of the capital invested in the home. Enter what you paid and spent: we revalue it with the official coefficients and apply the age discount, as the Ministry of Housing does.

Example figures: replace them with yours.

How did you get the home?

First occupation. The age discount starts 15 years later.

Registration and transcription duties and notary fees you actually paid.

Interest and fees on the loan taken to buy it.

Often stated for new builds. If blank, 20% of the price.

Improvement works

Renovations, extensions, a new bathroom or fitted kitchen, balconies. Not small repairs.

Maintenance and repairs

They do not add to the capital, but offset the age discount.

Only furniture less than 10 years old.

Most you can charge per month, without charges

Good to know

  • Rent can go up at most once every 2 years, and by at most 10% each time, never above the cap.
  • For a flatshare or rooms let separately, all the rents together may not exceed the cap for the whole home.
  • When you bought the home, the price in the deed and its costs are presumed to be the capital invested. Keep the deed and all invoices: you must be able to prove the figures.
  • Landlord or tenant can ask the rent commission (Commission des loyers) of the commune to check the rent, free of charge, after writing to the other side.

This calculator follows the lease law of 21 September 2006 (art. 3) and the Ministry of Housing’s guide “Le plafond légal du loyer”. It is general information, not legal advice. A reform of the rent cap is being studied; we will update the calculator if the law changes.
